Many builders charge 15% but mark up everything in addition to their fee plus keep the discounts for their profit or in their vendor shop accounts. I feel this is NON-transparent and somewhat unethical. By the time you add in these additional profit centers other builders are well above my 18% but in a non-transparent way.

In today’s marketplace everyone is waving the “Green Flag” for common sense things we have incorporated for years. TMG is versed in Green building techniques. We present these to our clients and help them to understand the benefits of each, paybacks, rebates, and general benefit to the environment. Then they decide what if any techniques are desired. Some go Full NET Zero and some simply go with O. We have a certified Energy Rater who can computer model your home prior to building it and rate it post construction. This helps identify the most beneficial elements to incorporate.
TMG has incorporated many Green building techniques over the years along with many Sustainable elements such as recycled steel members and beams, long life low maintenance finishes, full concrete homes, reclaimed lumber, siding, and flooring, native and recycled landscaping elements and more.

- TMG works with you from the infant stages of lot evaluation and design to insure proper client communication, accurate budgets and timeline.
- Success is derived through TMG’s Client Decision Template which encompasses every decision our Client makes, while spelling out the process. We pair you with our design specialists to ensure the fit and finish meets your criteria. This ensures the Client and TMG are on the same page from day 1.
- We still have a key to every home built to date and stop by to check on things from time to time.

TMG job bidding philosophy;
- Bidding against other builders ends with an apples to oranges comparison, different total costs, and confused home owners. Most bids will not build the project you want. Builders typically bid low to get the job then change order with mark up to the actual cost. TMG views this as unethical and refuses to take part.
- Instead a synchronized partnership with our clients starts at the Infant stage as stated above. Then we competitively bid suppliers and sub contractors who we have established relationships with against each other. A sufficient budget is derived to build the home rather then to just get us the job. There is no other way to create an accurate budget that meets client’s expectations.
TMG pricing is 100% transparent.
- A REAL budget is set as stated above.
- All our discounts are passed onto the client.
- 100% transparent billing; invoice, canceled checks, lien waivers provided with every funding request.
- Budget is updated with each draw request for payment, you always know the status of all cost (see attached budget)
- CPA driven accounting
- No additional mark ups on changes
- We only bill the client what it costs us plus our fee of 18%. This is our only revenue source.

Trades people
- TMG uses certified, trained, licensed, and insured trades people to build our projects, not in house jack of all trades employees. We get professionals for each scope of work at a better price then in house employees, and higher quality work which is more efficient.
- Each trade has specific warranty and liability insurance to their work scope providing and extra layer of protection for the client.
- We would allow 200 working days to complete your home. We strive to finish ahead of schedule. Efficient decision making helps this.
